12995 HALCYON HILL FARM: Halcyon Hill Farm is back on the market! Don't know what Halcyon Hill Farm is? It is a beautiful residence and small farm, with wonderful views of the Schoharie Valley , long frontage on the Schoharie River plus a pond teeming with fish; with all the privacy anyone could wish for. There are about 100 acres here (survey not finished) and about half of that is tillable, in one big field, right behind the barns. Another 15 or so is side hill pasture, surrounded by white board fence (pressure-treated lumber used). The remainder is wooded land. Soils are gravel and silt loams and the land is presently used by a neighbor. Plus, it is all within an easy commute to the Capital District or to an Amtrak station. The schools are the county's best.

Picture this setting: high, overlooking the river and valley side, and accessed by a paved drive up and through the woods which turns into a circular drive. Landscaping has many huge locust (flowering) trees, plus a smaller assortment of fruit and other shade trees, beds of perennial flowers, and a level lawn.

The home is 3000 square feet, built 20 years ago by the owner to replace the original home. No expense was spared to make this one nice. There are 10 rooms plus a full attic, full dry basement and an attached and insulated 2 car garage. You can heat via oil hot water, electric or you can reconnect the solar heat system. Windows are all Andersen Window walls. Downstairs, you will find a formal dining room which has wainscoting, office, kitchen (JennAir range, oven, refrigerator, dishwasher included - many of which are fairly new), family room, sun room, a bath, and a living room which has a stone fireplace with a pink heart-shaped rock at its center. Most of the downstairs has plank floors. Upstairs are 4 bedrooms, 2 baths (one serves the master bedroom alone), and a bedroom-sized cedar “closet”. One bedroom has an outside door to a second story porch. This is covered by a roof supported by 2 story columns in the front. In the basement, there is an unfinished security room, a fruit or wine cellar and a canning kitchen. Water is from a spring, a drilled well and there is also a dug well on the premises.

There are 4 principal barns, all roughly similar size. One is 48x48' and another is 24x36'. All but one has massive support beams and the oldest is believed to have been erected before the 19th century as it exhibits the Dutch style of barn building. Like the house, they are all painted white, with black trim. Inside is storage for machinery, hay, a run-in shed for beef or heifers, and 6 box stalls for horses. There is water to the main barn and also a 14x40' silo. In addition, there is a 30x36' three bay machinery shed, a farm workshop, hen house, and 2 tool sheds.

The last building here is a guest house. It has an eat-in living room (kitchen cabinets have been removed, but the connections are still there), one bedroom and a new bath. Taxes have yet to be determined.

Halcyon Hill is $399,000

12381 SPANKING NEW STATE-OF-THE-ART LIVESTOCK AUCTION COMPLEX: Rare opportunity here to own one of the largest and best known livestock markets in the entire northeast. Welch's Livestock Market (founded 1960) built this over 18,000 square foot auction complex to replace the original barn lost to a devastating fire in 2004. The auction area alone is 72'x90' with an 18' ceiling, the pen area is 81'x81'x12' and the milking barn is 42'x81'x12' all with more than adequate loading docks and Toledo scales. There is also another 20'x80' cattle shed. In addition to the livestock facilities there are two fully equipped offices with all new computer systems, a lounge area, 2 bathrooms and a fully equipped kitchen and cafeteria all fully insulated, air conditioned and heated. It has propane heat, a 400 amp electric service and a propane powered backup electric generator. All this on 55 rolling acres consisting of 26 acres of cropland and 29 of pasture. The town has shown interest in purchasing a gravel pit on the property. Due to it's clear span construction the complex could easily be converted for any number of warehouse or manufacturing enterprises, even a horse stable and indoor riding arena. It is centrally located at West Edmeston on State Route 8 with easy access to both Interstate 88 and 90. Total taxes are $8827 and the retiring owners have substantially reduced the asking price to $500,000.

12363 ATTRACTIVE DUPLEX WITH STOREFRONT FISH MARKET AND TAKE-OUT RESTAURANT:  Located in Little Falls in southern Herkimer County, officially the smallest city in the state of New York, and a block away from Rotary Park and the yacht wharf on the Erie Canal you will find this thriving family run fish market and take-out restaurant business below an immaculately kept duplex home. The owners live in one side and run the business and rent out the other side for $450/month, including utilities. The large attic has been wired and plumbed for a third apartment or additional living space for the owner's living quarters but remains to be finished. Both apartments are identical with a kitchen, living room, 2 bedrooms and bath with common access to a second story enclosed front porch and rear deck. On the ground floor are two storefronts. One side is where the owners have their fish market and take-out business and on the other side they run another small shop which could easily be turned into a dining area for the restaurant if a new owner so desired. The building itself sits on a 45'x150' lot on the outskirts of town and glows with the pride of ownership. The store level is completely brick fronted with built-in flower boxes and the rest of the building has been completely resided with real cedar clapboards. The small backyard is all well kept rock gardens--no lawn to mow here. Each apartment and the storefront has it's own 200 amp electric service and water and gas meters. There is a separate gas hot water furnace and hot water heater for each apartment, the restaurant being heated with it's own gas hot air system. Water, natural gas and sewers are all provided by the city and their is ample parking to service the business. The fish market and takeout business was established 11 years ago and has a loyal local clientele that come from miles around. In the last few years, with the advent of the nearby yacht wharf, they have begun to see a lot more transient business also from travelers on the canal system. The owners are selling so that they may pursue other business interests. Included in the sale are the stove, refridgerator and washer and dryer in each of the apartments and the complete line of restaurant and kitchen equipment, with an estimated value of over $50,000, needed to keep the business going. The sellers have also generously offered to help break in a new owner.
