12451
CERTIFIED ORGANIC AMISH FARM:
Amish
farm now offered in an area which little ever comes
up for sale. Located on a quiet road, it has 140 acres, 58
of which are tillable (well-drained Wassaic soils predominate),
60 wooded, and the remainder is either pasture or Wetland.
The farm is certifiable as organic. A Wetland easement
could be sold to the State by the new owner if they desired.
There is much water on the property - three developed springs,
a drilled well, a small stream, and a large beaver pond (which
crosses over into adjacent land). There is $20000 of timber
value, and, frankly, some needs to be thinned to allow better
growth of the rest. The owner will be doing this carefully,
then plowing the proceeds back into the property.
The
home is large,
15 rooms. Downstairs is a front porch (6x18' - incidentally,
all sizes given here are approximate), a mud room, large wash
and baking room (16x30', which could be turned into a garage
if you wanted), a living room (15x27'), a kitchen/dining room
(14x20'), a sitting room (15x15', with a wood stove, plank
ceiling and floors, and wainscoting), a bedroom (15x15'),
an office (8x14'), and two pantries/storage rooms. Upstairs
are 2 sitting rooms, and 4-5 bedrooms). Part of the
home is new but not all has been finished.
The
main barn is
roughly 40x130' and is of post and beam construction throughout
most of its length. Once a 52 cow barn with a spreader shed,
it now has 28 cow ties and 10 horse stalls (2 box stalls &
8 straight stalls), plus a 2 story wing for hay and straw,
and another section that is used as a woodworking shop.
There
is a 3 bay machinery shed
(20x30'), a large machinery shed (22x75'), a small chicken
coop and other small buildings. The owner's son owns a one
room rustic log cabin (neat!) and a two stall horse barn which
are built to be portable and will be removed unless you also
wish to purchase them ($8000 for the cabin).
Current
taxes are $3952,
but will be lowered next year as the owner has just combined
3 tax parcels. While the price of $279000 equals his investment
there, he is definitely looking for offers and propositions.
Let
me give you some ideas.
1) He could sell with less land (a neighbor would like to
have some of the land in the back should he decide to sell
that way). By non-Amish standards, much of the home is unfinished.
For instance, there are many plywood floors, no functional
wiring, no bathrooms (other than a 3 holer), and no kitchen
cabinets. But the owner is an accomplished carpenter, electrician,
and cabinet-maker. 2) He can put in hardwood floors, wire
it to code (if you buy the materials), or put in bathrooms
or kitchen cabinets.
For
religious reasons,
this (#2) cannot be done until the property is under contract
and a deposit given - he hopes that you will understand.
Also, for religious reasons, there can be no Sunday showings
or drivebys. Also, for religious reasons, the Church
has asked that we disseminate no interior pictures without
prior approval. When you visit here, you will immediately
see that there is nothing to hide and that we are dealing
with people of honest and honorable intentions who operate
under certain constraints of their beliefs .

HERE IS A FARM PUT TOGETHER RIGHT
with just the correct combination of land, barn, heifer and
machine
facilities plus a super herd and an excellent line of machinery
- and it doesn't hurt that it is a Dairy of Distinction either.
There are 254 acres, with 170 tillable, all in a high state
of cultivation. You won't find any steep land is this area.
Additional land (125 acres) is rented adjoining and the total
enables the owner to not only feed his herd, but to sell 5-6000
bales and $30000 of corn in addition to providing his
own corn for grain as well as silage. For the cows, he only
needs to purchase protein supplement. There is also long frontage
on a quiet paved road, 2 small and 2 large ponds, & a
seasonal stream. The non-tillable land is roughly equally
divided between pasture and woodland. If you need to sell
timber, there is some value in the maple and locust stands
in the woods.
The
home measures
40x40' and has 2 stories plus a full walkup attic and a large,
dry basement with high ceilings and a poured cement foundation.
It is in very good condition, neat and clean. Downstairs is
a country
kitchen with Carriage House cabinetry. There is a half
bath, double living rooms, and a formal dining room downstairs
and 4 bedrooms and a full bath on the second story.
Rooms are large and well-lit from all new windows. The windows
are vinyl outside and wood inside, stained to match the dark
yellow pine woodwork which is throughout
the home. The framing of the home also appears to be yellow
pine. It is very well constructed and is a real Montgomery
Wards kit home, built in 1934 as a direct competitor
to the famous Sears Roebuck homes of the same era. Downstairs
floors are carpeted and upstairs are - you guessed it - yellow
pine, though finished natural. All principal rooms are
large here and the home calculates to 3200 square feet of
living space. Heat is from an older oil hot air furnace (with
550 gallon oil storage) and also from a newer outdoor wood
furnace. Its roof was new 5-6 years ago and it has a separate
one car garage. A spring services the home. There are 2 porches
to the home to permit gracious warm weather living.
The
dairy barn has
90 tie stalls,is 38x220' and is about as well-improved and
efficient as it is possible to be. There is a 6 unit 2” DeLaval
pipeline with ATO's that weigh milk and do darn near everything
but feed the cows and blow their noses. There is tunnel ventilation
to provide clean-smelling air that is cool and free of flies
in the summer.
A plate cooler makes your milk-cooling bill a fraction of
what it would otherwise be as well as increases water consumption
by the herd (remember: milk is 96% water). Variable speed
vacuum and transfer pumps cut electrical costs. Mangers
are tiled, so they stay clean and are easy to sweep. A sand
bedding system provide extra cow comfort with enhanced cleanliness.
The herd is strep ag and staph aureous free here.
An automatic round-the-barn grain feeder delivers grain 6X
daily to each cow, just what she needs, and in small doses
for better rumen performance. A spreader shed incorporated
into the stable keeps manure from freezing, even on
the coldest days, and your tractor always starts like it was
summer. A large concrete barnyard was a government project
and separates run-off from the manure and that of rainwater
and handles each in an environmentally appropriate manner.
There
are also more 12 ties in
the barn for older heifers or perhaps dry cows. There is a
7 year old 2000 gallon
bulk tank. Silage is stored in 2 Harvestores (20x32'
HMC unit and a 20x70' haylage unit) and also a concrete 20x70'
for silage. The barn cleaner chain is a 2 year old Houle.
Water is from a spring and the 2 large ponds (600,000 and
1,000,000 gallons each). There is also a new setup for emergency
power generation. The barn holds 15000 bales in the loft.
A
new heifer barn
is a Coverall structure which is 62x150' and has freestalls
for 75 heifers, drive-through feeding and storage for 6000
more bales of hay. There is a level manure push-off and tiled
mangers. You will find this not only efficient and good for
the cattle, but it is also an extremely pleasant barn
to work in - airy, sunny , and well-lit. There are 2 machinery
sheds, 40x40 ‘ and 24x40' which will handle all the farm's
machine storage needs. There is also a chicken house and a
small shop to complete the building list.
The
price is reasonable -
$450000 and taxes are too - $5700.
For fair market value at the time of sale, you can purchase
his stock or his equipment. Here is a list.
Cattle
-
90 milkers with nearly a 26000 lb. herd average (!!!)
and 920 of fat (3.7%), 800 of protein (3.1%) and only

high-grade Holsteins .

MONTGOMERY COUNTY FARM WITH CIRCA 1830 BRICK HOME:
60
acre farm located in eastern Montgomery County -
easy access to the Capital District or Saratoga . It is just
beyond the outskirts of town with no homes
nearby and wonderful views down the Mohawk Valley . 53 are
tillable (actually 60 are tillable as there are 6 acres under
a power line that the farm has exclusive use of but does not
own or pay taxes on) and 7 wooded, with 2800' of road frontage.
More land is available to rent. Or you could buy it with less
land, 26 acres, and the owner would retain the land across
the road. In the lawn are young but bearing pear, plum, peach
and apricot trees.
The
home is a side hall brick colonial, built in the
1830's with 3200 square feet of living space. A wing has been
painstakingly restored and features the original
pumpkin pine floors, decorative woodwork (also throughout
the rest of the home). In it is a large dining (or living)
room, with one wall of brick, a large eat-in kitchen with
custom made cherry cabinetry, an oversize bath/laundry and
a mud room with slate floor. The latches and hinges are all
antique or reproductions - you cannot tell which is which.
Above it are 2 bedrooms and an attic. In the brick section
of the home, restoration is still an ongoing process. The
owner is working on the living room now. It will have a mock
fireplace, decorative panels under the large windows, wood
flooring and all new sheetrock. The side hall has double front
doors with arched windows - wonderful shape. There is also
a former kitchen and a 1/2 bath in this section. Upstairs
are 3 bedrooms and a full bath. Every room in the upstairs
has paneling, but the old floor and woodwork is still there.
The home has been rewired, reinsulated, has two porches, an
oil hot air furnace. It comes with nearly new appliances (stove,
refrigerator, dishwasher, washer, drier) and a wood cook stove.
There
is a restored 36x36' 2 story barn
with a new cement floor and room for three cars, side by side,
2 end to end (6 total). It is being painted now.
The
dairy barn is large. The old post and beam section
is 36x90 and has 38 tie stalls, a 2” pipeline, 500g bulk tank.
Attached to it is a 90x90' freestall with 42 stalls, grooved
concrete and automatic feeding from a 20x80 Harvestore and
a 16x40 concrete silo. It has a drilled well and a pond for
water, and oil fired hot water.
It is available with an older but working line of
machinery - 2 older JD tractors, haybine, rake, JD
baler, elevator, several hay wagons, JD chopper and a manure
spreader (additional money). The price is $39 9000
with the 60 acres or $332000 with 26 acres. Taxes are only
$2500 and owner financing is generously offered.

SUPER LAND AND LOTS OF IT:
Plus
it is uncommonly pretty. 297 acres, with 280 tillable
in huge
well-drained fields, nearly all flat. All the hay land could
be classified organic. All in a good state of cultivation
with predominantly Mohawk and Palatine soils. More land to
use or rent. Views are everywhere. And there is well over
3 MILES of road frontage.
The
barn is a fairly new 162 cow freestall, open to the
south, measuring 60x240'. Cows are milked in the old barn
(40x150', with a 30X70' lean-to), in a modern double 8 parlour
with automatic take-offs. There is a 2000 gallon bulk tank,
a cleaner
in the barn and room for 60 heifers, plus 4 pens for maternity
or sick cows. Manure here goes into a pit for weekly cleaning.
This barn has full overhead hay. It has very cheap village
water.
There
are 2 40x60' machinery sheds, part of one of which
is used for a farm shop. Three bunker silos occupy a 90x150'
space. There is also a tennis/basketball court, which not
many (heck, NO other farms) farms have.
There
are 4 homes available at this location. The main
home is large home, 10 rooms, 5 of them bedrooms + 2 full
baths. It has a new roof, an old wood/steam furnace and is
set up
in such a way that it could be used as a 2 family. The
second home is 3 bedroom, 2 baths with an attached garage
and also has a new roof. Both homes are in fair condition,
are used as residences, and both have their own dug wells.
Additionally, there is a double wide on the property. They
don't own that home, but do own the land, septic and water
there. That can give a new owner some rental income or he
could ask that it be removed and then install his own home
there.
Available
for additional money is a large Victorian on 6 acres
with a small barn and a large older machinery shed. It is
in nice condition and would make a good owner's home. Also,
from another owner, but nearly adjoining is a very nice home
for only $135000 which is on 1.3 acres, has 3 bedrooms, 2
baths and a 24x72' shop/heated recreation room.
Cattle
are available for fair market value- currently there are 145
of milking age with a 22000 RHA, 3.9% F, & 3.1%P. The
herd is a mixture of registered and hi-grade Holsteins . There
are 35 bred heifers,
50 yearlings, and 40 calves as well. The owner has a
full line of machinery, with 8-10 tractors. He has not yet
made up his mind if he wants to keep any of it and, if he
does, which pieces. The remainder will be for sale.
Taxes
are about $20000 and the price is $1,180,000. The owner
will retain a 10% energy/mineral right share .

NICE ONE-MAN FARM AT THE EDGE OF VILLAGE:
142
acre farm at town's edge has 90-106 tillable,
depending upon who you ask. 10 acres are wooded and
the remainder is pasture. This is early land due to a lower
elevation, so you can get 3-4 cuttings of hay. Well drained
and fertile silt loams and some silty clay loam soils, all
in hay now. Due to its proximity to 2 Townships and a Village,
there are 7 parcels here, so subdivision would be very easy
for someone who wanted to do that. All could have village
water, too. Lots of road frontage on 2 sides of 2 roads. More
land to rent.
The
stable holds 53 cows and has full overhead hay.
This barn measures 36x120' and has a spreader room

baths. Downstairs is the kitchen, a formal dining room
and a living room (these rooms have fine oak floors) + half
bath. On the second floor is a family room,
a full bath, and 2 bedrooms with the third bedroom in
what was once the attic. It was totally remodeled 25 years
and three children ago. It has a full basement w/laundry and
a 10 year old hot air furnace. Nice views across 2 valleys.

SPANKING NEW STATE-OF-THE-ART LIVESTOCK AUCTION COMPLEX:
Rare
opportunity here to own one of the largest and
best known livestock markets in the entire northeast. Welch's
Livestock Market (founded
1960) built this over 18,000 square foot auction
complex to replace the original barn lost to a devastating
fire in 2004 at a cost of about $1,000,000.
The auction
area alone is 72'x90' with an 18' ceiling, the
pen area is 81'x81'x12' and the milking barn is 42'x81'x12'
all with more than adequate loading docks and Toledo scales.
There is also another 20'x80' cattle shed. In addition to
the livestock facilities there are two fully equipped offices
with all new computer systems,
a lounge area, 2 bathrooms and a fully equipped kitchen
and cafeteria all fully insulated, air conditioned and
heated. It has propane heat, a 400 amp electric service
and a propane powered backup electric generator.
All this
on 55 rolling acres consisting of 26 acres of cropland
and 29 of pasture. The town has shown interest in purchasing
a gravel pit on the property. Due to it's clear span construction
the complex could easily be converted for any number
of warehouse or manufacturing enterprises, even a horse
stable and indoor riding arena. It is centrally located
at West Edmeston on State Route 8 with easy access to both
Interstate 88 and 90. The retiring owners have substantially
reduced the asking price to $500,000 and want all offers
to be submitted.

FREE STALL FARM WITH VIEWS NOW RUNNING
BEEF:
Beef/dairy farm
with views and what is (or soon will be) a great home.
This has 155 acres, of which 70-80 are tillable and another
20-30 are pasture (some could be tilled) , the remainder
being wooded. It is in 2 parcels (112 acres is on the home
place and 45 acres nearby) and has a large amount of road
frontage on each one. There are southern views from everywhere,
several streams, one pond, and a couple of good pond sites
for others if someone desires more than the one small shallow
one that is there now. Water is from an excellent spring.
The home will
require some explanation. The original part is about 200
years old, as evidenced by the hand-hewn beams and pegged
post and beam construction.
But, from the outside, it looks fairly new and has
log siding, with a very large gable-roofed addition (20x30'
- 2 stories) with 8 dormers and spacious wraparound porches,
positioned to take advantage of the views. The home has
3400 square feet of living space, 10 rooms, 5 bedrooms and
2 full baths. There are 2 oil hot air furnaces, a newer
one and a much older one which they do not use any longer,
but was left in place as a backup. There are also 2 wood
stoves (which will both stay with the property) if
you want to heat with wood as well as a massive stone fireplace
with a warming oven. which is in the Great Room The fireplace
has stones in that were collected from all over the US.
The chimney has 4 separate flues.
Downstairs, there
is a large living room with a new entranceway
added to it. To one side is a large study, the
remodeling of which is being completed now,
and, going straight, is the dining room ,
which is 16x20'. This has knotty pine wainscoting, a wood
stove, and a new hardwood floor and new sheetrock. It also
serves as sort of a hub room. Many rooms here have the original
hand-hewn beams exposed. To the right, off the dining room,
is a completely new kitchen , which has
a door opening to one of the porches for easy barbecuing..
It has cathedral ceilings with pine paneling and whole tree
rafters exposed. The cabinets were custom made by Amish
craftsmen and they have granite countertops. Custom-made
country handles to the cupboards. The appliances here are
new and they stay with the property. The floor is ceramic
tile and there is track lighting. Off the other side of
the dining room is a large bath , which
has ceramic tile floors. A separate tiny room in the bath
houses the toilet. Next to it, also coming off the
dining room, is a large laundry (new appliances,
which also stay). An unfnished child's play loft is above
this. Beyond the laundry is a large mud room ,
with a coat closet. Both these rooms have a quarry tile
floor, and pine wall paneling & ceilings. Beyond the
dining room is the 20x30' Great Room .
Again, there are oak floors, pine walls and ceilings with
whole tree joists exposed. This is where the fireplace
is located. Windows are strategically placed to take advantage
of the beautiful views.
Upstairs are 5 bedrooms. 3 have been remodeled. Four
of these are (or will be) normal-sized. Two of these have
been remodeled with hand-hewn beams exposed and plank floors
installed or refnished. A hall is planned that will
make the largest
smaller. There is planned another full bath and more closet
space in part of this space. Though this future hallway ,
you come to the new master bedroom , which
has its own separate full bath, with jacuzzi tub + 2 walk-in
closets. This room measures 20x30', has whole tree rafters
exposed and has pine paneled walls and ceilings with a wood
floor (the floor still needs to be poly-urethaned). It also
has a small wood stove, and a small walk-out deck where
you can sit and enjoy the views. from the second story.
The main barn
is 30 years old, of pole construction and measures 45x90'
or more. It could house as many as 60 cows, though there
are only freestalls for 24 in there now. The stalls need
repair. It was originally a 50 cow dairy barn and
the BouMatic pipeline (services a 6 stall flat California
style parlour) and 1000g bulk tank are still there and could
be used once again. This barn is clear-span and could also
be used as a riding arena as the ceilings are high. It has
a cement floor, however.
There is also
a 31x40' carriage house with very high ceilings which would
make
an excellent 6 box stall horse barn. There is additional
room in it for a small apartment as well + it has hay storage
overhead. Done right, this could be a very attractive building.
Some work on it has been done, but there is more to do.
There could be an apartment in one section of it -
or continue to use it for storage.
OK, I have been
telling you the good stuff. Now some disclaimers: do not
expect to see this property in a pristine state. The
owners are moving their operation to a western state and
have been steadily paring down on what they own, but
there is a way to go. You will find boxes around, ready
to be moved. And they have not had time or the livestock
to keep the fields looking their best. You will have to
look beyond all this to realize just how nice this property
can be. If you can't imagine it with everything gone, you
need to wait to see it until after this has happened - if
it lasts that long on the market. Another thing -
I have been discussing it but will say it again: not quite
all the interior work has been done. Most of that
has been mentioned above. The home is 85% all remodeled.
What has been finished has been both very well done, using
quality materials, and has been tastefully accomplished.
Taxes are only $2400! The price is $375000. The owner
will seriously consider any reasonable offers and is willing
to sell with less land (112 acres is on the home farm).
Also a nearby landowner has 100 acres of hay fields he would
like the owner to use for free. Available are 40 acres with
30 acres tillable. These are great soils with neglected crop
practices. The remainder is mostly wooded with some marketable
timber. 3,870' frontage on 2 roads. The owner will sell the
home farm with 112 acres for $299,000.
These folks are REAL ready to sell
- now is the time to talk turkey.

for 299 and has a new roof on the main portion, which is
a Penn State design (84x252’). The 99 cow portion
is 4 years old and adjoins it. There is a brand new computerized

silo. Water is from 3 drilled wells. There is a 44x80 machinery
